RED Development, formed in 1995, develops, leases, manages and owns shopping centers and mixed-use projects in rapidly growing communities throughout the Midwest and Southwest.
 
RED stands for Rehorn, Ebert and Dan, representing the original partners in the company.
 

RED is co-headquartered in Scottsdale, Ariz., and Kansas City, Mo. It has projects in communities across the U.S.
 

While the company’s primary focus is on the development of open-air regional shopping centers, better known as lifestyle centers, RED has experience with neighborhood grocery-anchored centers, regional power centers and mall re-development. With The Legends at Village West and The Legends at Sparks Marina, RED has expanded into developing destination developments. Prasada, Paseo Lindo, CityScape and Akard Place represent master-planning opportunities, integrating retail, commercial and residential development.
 

RED has differentiated itself from other developers in several meaningful ways:

  • RED prides itself on the relationships it builds with its retail tenants. This has resulted in tenants doing multiple deals with RED and, in some cases, the tenant coming to RED and asking them to develop projects in certain markets.

  • RED also focuses on the needs of its retail tenants and considers the tenant market its main customer. RED believes the tenant understands their shoppers, so the company builds centers for its tenants.

  • RED doesn’t build “cookie cutter” centers. Each center is designed to complement the community it is part of from its design to the tenant mix.

  • Rather than compete for existing consumers in a market, RED tries to attract retailers, restaurants and entertainment destinations that complement the existing base.

  • Throughout the development process, RED involves the community in its plans. This approach creates a shopping center the community is proud to shop at and one that is aesthetically pleasing.

  • RED Development explores mixed-use opportunities for its projects, maximizing the potential for each project it develops.

    Each of RED’s centers combines distinctive architecture; an original and complementary tenant mix; a combination of shopping, dining and entertainment; extensive landscaping and hardscaping; and a focus on tenant relationships.
     

    The goal of RED’s design is to make the shopping experience more than buying a product. It’s to enjoy the entire process of shopping from the time a visitor arrives at the site to the time they leave. Restaurants and entertainment venues are also vital to the center's uniqueness in each market. One trend is creating hybrid centers which combine big box retailers, specialty retailers, service providers and restaurants in a convenient and enjoyable outdoor setting.
     
    To date, RED Development has completed 20 shopping centers totaling more than 9 million square feet. RED Development retains ownership in 12 of these centers.
     

    R.E.D. Capital Development was formed in 1995 when two real estate brokers in Kansas City (Dan Lowe and Mike Helmuth) partnered with two real estate brokers in Scottsdale (Mike Ebert and Scott Rehorn) to develop BarryWoods Crossing in Kansas City, Mo. The 270,000-square-foot power center opened in 1997. As that project was under construction, plans began on RED’s first lifestyle center, SouthPointe Pavilions, which opened in 1999. From there, the partners developed an 111,000-square-foot neighborhood center in Scottsdale, Ariz. (Saddle Mountain) and began planning the firm’s second lifestyle center, Jefferson Pointe in Fort Wayne, Ind., which opened in 2001. In 2001, the name was changed to RED Development. In 2002, the company added two additional partners (Jeff McMahon – design; Steve Maun – president) to help steer the company through its unprecedented growth. In 2003, the company opened four more shopping centers and reached 50 employees. Since then, RED has opened ten additional projects and grown to more than 200 employees. In addition to shopping centers, the company is exploring and developing destination developments, mixed-use projects and master-planned communities.
     

    RED continues to evaluate development opportunities in communities throughout the country. RED plans to continue its main focus on retail development, although several of its projects are incorporating limited amounts of mixed-use space or are being seamlessly integrated into master-planned communities to create a cohesive integration of residential and commercial.
     

    Destination developments combine retail, one-of-a-kind entertainment and attractions, interactive activities, learning opportunities and a number of exciting dining options that target visitors from a wide geography. In many cases, destination developments rely on government-backed financing (i.e. STAR Bonds or TIFs) to create a special district designed to attract tourists to an area that is currently underserved. RED’s first destination development is The Legends at Village West (Kansas City, Kan.), located within the single largest tourist attraction in the state of Kansas. Future projects include The Legends at Sparks Marina (Sparks, Nev.). RED continues to explore destination development opportunities across the country.
